What's the difference between pre-qualification and pre-approval?
Pre-qualification is a quick, informal look at what you might be able to borrow based on what you tell us. Pre-approval goes further — we verify income, assets, and credit — and carries more weight with sellers and agents when you're actually making an offer.
How long does the mortgage process typically take?
Timelines vary based on the loan program, how quickly documentation comes together, and the property itself (appraisal scheduling, title work, etc.). We'll give you a realistic timeline for your specific file once we're working on it, rather than a generic number that may not apply to you.
What credit score do I need to qualify?
It depends on the loan program — FHA, VA, conventional, and Non-QM programs all have different guidelines, and credit score is only one part of the full picture alongside income, assets, and the property. The most accurate answer comes from reviewing your actual situation, not a blanket number.
Can I get a mortgage if I'm self-employed?
Often, yes. Non-QM loan programs exist specifically for borrowers whose income doesn't fit a standard W-2 — using bank statements, asset depletion, or other documentation types instead. Worth a conversation even if a bank has told you no in the past.
What states are you licensed in?
Alex is individually licensed in California, Texas, and Arizona (NMLS #1983109). Our primary market is Orange County, with regular work throughout Los Angeles, Riverside, and San Bernardino Counties.
Do you help with HELOCs or home equity loans, not just purchases?
