Before we issue one, we review the buyer's credit and supporting income and asset documentation, and we talk through anything that could come up in underwriting. That way the letter in your offer reflects an actual review, not a quick estimate.
If an offer needs an updated letter for a specific price or property, let us know and we'll turn it around as quickly as we can.
Communication you don't have to chase
You shouldn't have to call around to find out where a loan stands. We keep you updated at the key milestones — application, appraisal, conditional approval, clear to close — and flag issues early so there's time to solve them before a contract deadline.
We also keep your buyer informed in plain language, so they're not calling you with mortgage questions you shouldn't have to answer.

It depends on how quickly the buyer provides documents and how complex their file is. Once we have what we need, we work to turn it around promptly. Updated letters for specific offers are usually faster.
Do you work with self-employed buyers?
Yes. Depending on the situation, self-employed buyers may qualify with tax returns or through Non-QM programs that use other forms of income documentation, such as bank statements.
